Summary of Position/Objective The Maintenance Supervisor Management is both strategic and operational in nature.
The role is responsible for applying business acumen to achieve an optimal performance of the maintenance, cleaning, and property management functions by leading the implementation of comprehensive plans, programs, initiatives, and strategies.
The role requires a demonstrated knowledge of building trades, cleaning procedures, and maintenance practices.
The Maintenance Supervisor is expected to have excellent organizational and time management skills, display natural leadership, and possess excellent communication skills with a great eye for detail.
To ensure success, the Maintenance Supervisor should display strong problem-solving and decision-making skills with a solid understanding of building, maintenance, repairs, refurbishments, cleaning, and managing staff.
The Maintenance Supervisor shall have a demonstrated knowledge of building and equipment maintenance procedures and have extensive knowledge of health and safety regulations and practices.
This role is expected to represent To The Rescue and PRK Williams Building Group in a positive and professional manner at all times.

The duties include, but are not limited to, the following: Participate in operational strategies that align with the vision and goals of the company for both short- and long-term business opportunities.
Ensure that appropriate operational systems, processes, controls, and personnel are in place to maximize business opportunities and manage risk successfully.
Continue to identify additional ways to create value, including internal and external property management opportunities and the addition or expansion of services.
Collaborate with the Department Director on large-scale projects beyond the scope of general maintenance, including gathering bids and completing estimates.
Model clear, consistent communications within and between operations and support functions as relates to property management operations.
Model the highest standards of business professionalism; lead the training and development of team members through coaching, motivating, and mentoring on company culture, business goals, fiscal responsibility, and sound business judgment.
create accountability and ownership among team members through the communication of clear expectations, supervision, and timely performance feedback.
Maintain all inventory and equipment, and ensure proper storage.
Cultivate and manage the safety culture to ensure the team acts with a safety-first mindset and in accordance with company policies and procedures.
Assists with timely removal of snow from company-owned locations Comply with all health and safety regulations and practices on site.
Ensure the ongoing training and review of standard operating procedures that align with business objectives.
Inspect sites regularly to identify problems and ensure necessary maintenance is completed Work with department manager to coordinate daily cleaning and maintenance activities as needed Report on the progress of maintenance and cleaning projects Conduct preventive maintenance work Establish strategies to meet workload demands on time Assist with any required inspections and project reviews to ensure compliance with building and safety codes or other regulations Participate in the maintenance on-call rotation Provide excellent customer service, both internally and externally Other duties as assigned Competencies/Qualifications/Education 3+ years of construction or maintenance related experience Highly organized Ability to plan ahead Conflict resolution and conflict management experience Excellent communication skills and interpersonal abilities Be client focused Results-driven Stress Management/Composure Teamwork orientation Ability to create and maintain positive relationships with residents, vendors, customers, and internal departments Ability to lift material and stand for long periods of time Proficient with computer programs including Excel Positive attitude and self-motivated Certificates/Licenses/Registration The employee must provide and maintain a valid driver's license for the entire duration of their employment and must be eligible for the agency’s vehicle insurance.
Supervisory Responsibility This position directly supervises employees.
Work Hours This is a full-time position.
Regular days and hours of work are Monday through Friday, 7:30 to 4:30 p.
m.
The position will also be expected to be available outside regular working hours as business needs require.
Will be part of an on-call rotation.
Work Environment The work environment is consistent with similar office environment settings, exterior work, including inclement weather, and community-based settings.
This is an all-weather position.

The employee will use hand strength to grasp tools and climb ladders.

Specific vision requirements include close and peripheral vision, depth perception, and ability to focus.
This position requires the employee to have the ability to move around on a job site that does not have level clean surfaces.
This position requires the employee to be able to drive a vehicle.
Travel Frequent travel within a 50-mile radius is expected for this position.
Occasionally travel beyond a 50-mile radius may be required, including out-of-state travel.
